The City of Winnipeg allows one detached secondary suite per property, but your property must meet the following key conditions:
Basic Zoning Requirements:
You must live in an R1 or R2 zoning district with a single-family home.
Your lot must be at least 325 m² (3,500 sq. ft).
You must have access via a corner lot, through lot, or back lane.
Your property must provide 2 off-street parking spots.
Size & Location:
Suites must be between 350–600 sq. ft.
Maximum height:
15’ if built on grade
25’ if built over a garage
Must be at least 10 ft away from the main house.
Must have a clear path from the front curb (at least 2’6” wide).
Utilities & Permits:
Utilities can be extended from the main house or connected directly from the street (with City approval).
Requires a Development Permit and Building Permit.
Must comply with the Manitoba Building Code and local bylaws.

CONSULTATION
During our free initial consultation, we’ll discuss all your specifics needs, ideas, project scope, budget and timeline. We will also walk you through our design and build process and answer any questions or concerns you may have.
DESIGN + PROPOSAL

At this stage, our skilled team of builders and designers will work closely with you to create the custom build/renovation that you envisioned! Once the design is complete, we will provide a construction proposal and estimate.

PROJECT PLANNING + BUDGET
Once the budget is confirmed and contract is signed we begin securing all the required permits and organize our designers, builders, trades, and project manager for your project. At this stage, the construction schedule will be set based off your timeline.

CONSTRUCTION
During construction we’ll keep you up to date by maintaining constant and clear communication - keeping you informed on the progress at each step of the way.

POST CONSTRUCTION
Once construction is complete, your project manager will inspect the project ensuring everything is completed in alignment with the design. At this point you and your project manager will do a walkthrough to identify any deficiencies or corrections and if any are identified they will be corrected to your approval.
